Properties
Every property in your portfolio with its condition index. Open any building to see its scored Infrastructure Disclosure Report and Condition Index.
Add a building
Create the building record, then add the documents you already hold for it: invoices, equipment lists, permits, or operations and maintenance records. We read them and build its Condition Index and Infrastructure Disclosure Report. Once it is built, the building appears in your portfolio below.

Import your portfolio
Bring a whole property list in at once. Paste it from a spreadsheet, or choose a CSV file. Two columns is all it needs: the address, and the number of doors. You will see exactly what is about to happen before anything is added.
Portfolio
Contractors
The contractors serving your properties. Grant a contractor the condition index and capital plan for your properties here.
What they will see. A contractor you add gets your audited buildings in their
field app, and any you audit later, with no code to type. Buildings you have imported
but not yet audited will not appear, because there is no record to log service against
until the audit is built.
Service records
Every signed service entry on your properties. Open any record to read the full checklist, the technician's notes, and the readings.
Records
Spend
What has been recorded as spent across your portfolio, by technician, by equipment age, and by warranty status. It reads the cost your technicians put on their service records.
Settings
Your organization profile, compliance records, team, and account security.
Your logo on owner reports
Add your logo and it appears at the top of the reports for the properties you manage. Harmelo and Asset History Report move to the footer. An owner can switch the logo off for their own property, and the record of who manages it stays either way.
PNG, JPG, WEBP, or SVG, under about 130 KB. A wide logo on a transparent background reads best.

Compliance
Compliance documents
Upload your business license and insurance certificate. Harmelo tracks the expiry and can remind you before it lapses.
Team and access
Add the people on your team and the role each holds. Owners and admins manage the account. Asset managers, capital planners, analysts, and viewers get scoped access as member sign-in rolls out.

Requirements for your properties
What you require checked on your own properties. Pick a unit and a service, edit the items, and publish. A contractor working your properties runs these items as well as their own checklist, and cannot remove them. Your requirements never replace their checklist, and their own items are never shown to anybody as required by you.
